Property growth within HOPE’s portfolio has exceeded the CoreLogic Benchmark by 1.5x. We don’t believe that’s luck – it’s the result of a disciplined asset selection process that ensures every property we approve is investment-grade. So, how are we doing it? It comes down to three key factors:
- What we reject – Poor-quality assets, risky locations, and homes that don’t align with our impact goals.
- What we approve – Investment-grade properties that have the potential to deliver financial returns while meeting essential workers’ needs.
- How we buy – Properties enter the portfolio at or below the purchase price set by our Investment Committee, aiming to ensure value for both homeowners and investors.
“We are disciplined in what we approve. We’re not just helping people buy homes – we’re making sure they buy the right homes,” says Tim Buskens, CEO of HOPE Housing.
The Results Speak for Themselves
HOPE has rigorously assessed 123 properties – and only, what we believe to be, the best make it through.
✔ 2 in 5 properties submitted get the green light from the HOPE Investment Committee.
✔ Every approved home has been secured at or below Opteon’s pre-purchase valuation.
✔ 24 properties secured, housing 35 essential workers and 81 people in total – turning homeownership dreams into reality.
“We don’t just approve homes – we approve the right homes at the right price,” says Buskens. “This discipline is why the underlying property performance in our portfolio has exceeded market benchmarks by 1.5x.”
The System Is Built to Deploy Capital at Scale
We’ve proven our investment model works. We’ve built an AI-driven system that can deploy $300 million in the next 12 months.
“The system is built, the model is proven, and the demand is there. Investors who act now will be part of something that’s already delivering results,” says Buskens.
Key Priorities for the Year Ahead
Proving Scale Potential – Our AI-powered asset approval process has streamlined decision-making. Now, we must prove it can handle a surge in property submissions while maintaining strict investment discipline.
Real-Time Model Refinement – As we scale, we’ll continuously analyse and fine-tune our pricing, risk assessment, and impact criteria to optimise decision-making.
Capital Deployment Readiness – HOPE Fund II is live, and our first home settled on February 17, 2025. We are investor-ready and prepared to deploy funding the moment it becomes available.
AI-Driven Decision-Making – Our approval system learns from every deal, constantly improving and adapting to market conditions. We believe this agility is what sets HOPE apart.
“We’re proving that HOPE is not just a great idea – it’s a repeatable, high-performing investment platform that delivers impact at scale,” says Buskens.
We have the process, the track record, and the demand. Now, we need the capital to unlock our next phase of growth.
